- Your home will appear in the Multiple Listing Service along with many others. It is imperative to monitor (daily) the other homes that may be your competition. In this way, we can be proactive in making adjustments quickly. This also gives you an understanding of how buyers are looking and comparing your home to others.
- In additon to the brief descriptions and allotted 16 photos allowed on the MLS, more photos with detailed descriptions can be posted on Remax's website for all potential buyers to see.
Open Houses/Showings
- As soon as your home is on the market, I contact other agents that are currently working with buyers looking at similar properties as your house.
- Sunday Open Houses are scheduled at various intervals and are advertised on all the brokers websites as well as signage in the yard and cross streets.
- Showings and Open Houses are documented through activity summery sheets. This shows any and all activity from the time your home is on the market. I judiciously follow up with showing agents for feedback as far as perceptions, pricing, comparisons, etc., so that any necessary adjustments can be made quickly and efficiently. I communicate all this information to you both verbally and in report form at regular intervals.
Brochures/Flyers
- I also design professional brochures/flyers/booklets that include your home’s unique features, descriptions, upgrades, added photos, disclosures and additional information that will help sell your home. These brochures are available for potential buyers to take with them and include links to even more photos/descriptions and virtual tours of your home on line.
- Potential buyers will have all the information/photos they could possibly want at their fingertips so they don’t forget what your home looks like. This is so important as a buyer can look at upwards of 15 homes in one day!
Virtual Tours
I offer Virtual Tours as an added tool in selling the unique aspects of your home and assuring that nothing goes unnoticed. The tour includes music, detailed descriptions and features.

Price Against Comparable Sales in Your Neighborhood
No matter how attractive and polished your house, buyers will be comparing its price with everything else on the market. Your best guide (generally) is a record of what the buying public has been willing to pay in the past six months for like property in your neighborhood. I complete a Competitive Market Analysis (CMA) that shows comparable properties that are presently on the market (your competition), homes that have expired (did not sell) which we analyze to see why and learn what not to do, and most importantly, we look at homes that have sold. This tells us what buyers were willing to pay for comparable homes. In truth, buyers set the pricing. - I work closely with the buyer’s agents to assure that their buyers are qualified candidates in all ways possible so as not to have your home off the market needlessly. The same is true of any buyer interested in purchasing your home not working with their own agent.
